How to Locate a Qualified New Orleans Realtor

The process of buying or selling a home can often be a little scary. After all it’s a huge investment that represents a lot of hard work and money. So finding a good realtor is vital. Most people don’t understand the complexities involved in buying or selling a home and having a reliable New Orleans realtor to walk you through the complicated issues can be a big help.

If you want to find the home of your dreams then you’re going to need the help of a good New Orleans realtor. You’ll find it’s a whole lot easier to have someone with knowledge working with you. A good realtor will offer sound advice and provide you with detailed information on any real estate you might be interested in buying. A New Orleans Real Estate Agent can help you in getting the best deal and take you through the home closing process to make sure your experience in buying a home is successful.

On the other hand if you’re selling your home, a New Orleans realtor can provide you with current information concerning pricing and conditions of other properties on the market in your neighborhood, help you set a realistic price for your home, and give you a good estimate of your home's value. a New Orleans Real Estate Agent will work hard at marketing your home and also spent the time helping you look at each offer objectively and in the end help you close the deal.

The New Orleans Realtor Commission

A good New Orleans realtor means more than just someone that provides you with the latest from the Multiple Listing Service (MLS), takes you around to view available homes or sticks a “For Sale” sign on your front lawn if you’re selling. You want someone that will take the time to go over your budget with you and help you decide how much you can afford for a down payment. A good New Orleans realtor will help you negotiate with the other party involved so whether you’re a buyer or seller you can get the best price possible.

A New Orleans Real Estate Agent works on commission and gets their fee after a home is sold and the closing is completed. There is some confusion as to who pays the realtor’s commission. Technically the seller is responsible for paying the commission from the money received after the sale, but many will argue that since the commission is calculated as part of the selling price, it is actually coming from the buyer’s pocket. To be clear, the seller pays the commission after the sale and there are no added fees to the buyer.

If you are selling your home remember that the commission can be a substantial amount. New Orleans realtors establish their own commission rates and while these rates are not controlled by law, price fixing is illegal. As a rule, a realtor’s commission is considered earned once the seller and buyer have both agreed to and signed a sales contract. The New Orleans realtor’s commission is paid at the same time as the closing on the property.

What to Look for in a Good New Orleans Realtor

Look for a New Orleans realtor with experience. The real estate business is a profession with a high turnover. This means you're likely to find many newcomers within the workforce and while a new realtor may come armed with ambition and good intentions, do you really want to trust what could potentially be one of the biggest investments of your lifetime to just anyone. It's better to go with a New Orleans Real Estate Agent that has been in the business for a few years and has more insight into the market.

Look for a New Orleans Real Estate Agent that is dedicated. Another common condition often found in the industry is that there are a number of people that work in real estate as a part time job. These may be retirees or someone who runs a business as a second income. Again these agents may come with the best intentions but if they're only in the business part time how can they keep on top of the changes within the real estate market or within the industry itself? Will they have the time to give you the attention you need?

Look for a New Orleans realtor that is competent. You shouldn’t assume that just because a realtor is licensed that he will necessarily be the right one for you. This can be the case with any professional. You will find that some realtors will actively pursue continuing education within their field while others will only do enough course work to obtain their license. Many agents work hard to stay informed of the current real estate laws, zoning laws, and trends within the economy and how it affects the housing market both locally and nationally. A competent New Orleans realtor is an educated realtor.

Choosing the Best New Orleans Realtor for Your Needs

You should talk with a few agents before deciding on any New Orleans realtor to help you in buying or selling a home. To do this, get recommendations from family, friends or neighbors and find out whose name keep coming up in conversation. Do a search on the internet, or check out the local newspaper to see who’s actively marketing and selling and give them a call. Find out which realtors are working in the business full time, which ones have the most experience and ultimately which New Orleans realtor you feel the most comfortable working with.

In the end you will discover that there are some exceptional and hardworking realtors out there, whether they work through an agency or as an independent. Whether you’re selling or looking for that dream home, if you educate yourself, you’ll be able to make an informed choice of a reliable New Orleans realtor based on their experience, dedication and competency to work with you, and make your real estate quest a positive experience.

T. V. - Louisiana, TX
My business partner and I began working with Tracie in 2003 when we were searching for investment properties, which were hard to find during those times and we needed a real estate agent that would work hard and help us with our goals. During our first meeting with Tracie, she listened attentively as we explained our goals and what we were looking for in the market. Tracie always found us properties for our investment company, at prices that could make the investment numbers work. Tracie also listed our properties when we were ready to sell after renovations I will never forget the time when we were almost completely finished with a big project and wanted to make the Wednesday's broker open house deadline for that week. We completed the project, however the property was in need of inside cleaning. WE didn't have time to find a cleaning crew, so it was going to be up to me and my partner cleaning into the late night. Tracie not only offered up her cleaning services, but offered up "styling" up the house so it would show well. I have never had a real estate agent that helped us clean windows, mop floors, wipe down cabinets, etc. like Tracie did. I was truly amazed as her dedication as a real estate agent and as a person. By the way, our renovation project sold quickly and Tracie was our selling agent. In all transactions and there have been many, Tracie was organized, thorough, personable and has that "above and beyond" work ethic. She is very knowledgeable and most importantly knows her clients needs and goals. Tracie always goes that extra mile!! I absolutely recommend Tracie to anyone looking to buy or sell property. She will be an asset to you, just as she is to my company.
